Condotel Rental Process
To reserve one of our properties, you will need:
1. The leasing guest must be 24 years of age or older, and be the one to take possession of the property. Upon arrival, please have your driver’s license and the credit card used for the deposit available for verification.
2. We accept MasterCard, Visa, Discover, American Express, or Cash. We do not accept checks.
3. Pay the first night deposit (plus tax) on the reservation. Holiday and Peak times may have different deposit requirements (see below).
4. A credit card (not debit card) or paid security deposit is required on all reservations. Some properties require paid security deposits.
5. There is a minimum of two nights required year round. Three to five nights are required at peak seasons. Please see cancellation policy for details.
6. Your reservation is not confirmed until you have signed and returned the Rental Agreement that is sent to you upon booking.
Minimum Night Stay / Payment / Cancellation Policy
Nightly Minimums (Non-Holiday and Non-Peak):
Two night minimums are required. All reservations require one night deposit upon booking. You may cancel 14 days prior to arrival for a full refund of your deposit. If you cancel less 14 days prior to your arrival, the deposit is non refundable.
Memorial Day, Spring Break, Labor Day, 4th of July, Aspencade (Motorcycle) Weekend:
Three night minimums are required (except two nights on Aspencade). The reservation must be paid in full 30 days prior to arrival, or upon booking if booking date is less than 30 days. Cancellations must be received 14 days prior to arrival for a full refund. If you cancel less than 14 days, the full payment is forfeited.
Christmas:
Five night minimum is required. There is a $100 booking deposit due at the time of booking. The reservation must be paid in full by November 1, 50% by October 1 and the remaining balance by November 1. If you book after November 1, the full payment is made at the time of booking. Any cancellation received prior to November 1 will forfeit the $100 deposit. Cancellations after November 1, but before December 1, will forfeit 50% of the reservation total. Cancellations after December 1 are non refundable.
Security Deposits:
An additional, refundable Security Deposit may be required for some reservations. Charges for damages, loss, extra cleaning, unauthorized pets, smoking, etc. may be applied against this deposit. Such charges may also be applied to the credit card for payments in lieu of an additional Security Deposit payment. You will be notified of any charges to be applied against the Security Deposit. The Security Deposit shall be returned within 30 days of departure less any charges.
Substitution:
In the event that the property reserved becomes unavailable for any reason, Condotel will make all reasonable efforts to accommodate the guest in a comparable or superior property. If no alternative property is available that is suitable for your needs, Condotel will refund all payments and deposits in full and no further obligation expected of either party. Condotel is not responsible for accidental rate errors and shall not be held liable in case of such error.
Arrival / Departure / Occupancy Policy
Check In/Check Out:
Check in time is 4:00pm. If you would like to check in prior to 4:00pm, please contact the office 24 hours PRIOR to your arrival to confirm your property will be ready for an early arrival. We cannot guarantee early arrivals more than 24 hours prior to your check in date. There is no fee for an early arrival.
Check out time is 11:00am. Guests should return their keys and guest surveys to the office by 11am of their departure date. Departures after 11AM will incur a $50 per hour fee.
Detailed check in instructions for the property reserved will be provided after the Rental Agreement is executed and returned.
Occupancy:
Overcrowding is not permitted. Each property allows a maximum number of occupants. All guests age 3 and older are counted in the occupancy. Extra bedding is for the convenience of the owner, and not for additional guests. Misrepresentation of the number of occupants may result in the guests being required to vacate the property without refund. NO house parties, large gatherings, weddings, etc. are allowed at any property. Quiet hours are from 10PM until 8AM.
Parking:
Each property has a limited number of parking places. If you are going to exceed two vehicles, please contact the office for further instructions. RVs, campers, trailers, buses, etc. are not allowed at ANY property.
Pets:
Condotel offers a limited number of pet friendly properties for pets over 2 years of age. Please make sure you have reserved a pet friendly property if you are traveling with your four legged family member. Our pet friendly properties require a $50 pet fee per pet, and an executed pet contract along with your Rental Agreement. There is a $200 fee levied for any undisclosed pet. Pets are NOT allowed in non-pet friendly properties. Please be considerate, and do not allow your pet to lay on sofas, bedding, and other items that can be covered in hair. When arriving at the office, please be aware there are two Golden Retrievers here to greet our guests.
Smoking:
All of our properties are NON-SMOKING. There is a $300 fee for any smoking in any property by evidence of residual smoke and/or cigarette/cigar butts anywhere on the property. You may smoke outside and dispose of the butts properly if there are NO fire restrictions in effect.
Housekeeping:
Housekeeping is provided upon departure. If you would like housekeeping during your stay, please call Condotel for details. There are departure instructions provided in your arrival package. There are additional fees if the instructions are not followed. See Rental Agreement for details.

Renting a Ruidoso cabin is a wonderful way to get the full mountain vacation experience. Enjoy great views as just sit on the front porch and watch the world go by, or on those really cold nights, build a fire and relax.
Ruidoso Vacation Homes:
Find your Ruidoso home away from home. All of the houses are individually owned and fully equipped. One of the advantages of a home is a large variety of location, amenities, and decor. Choose from golf course views, seclusion, or the ultimate mountain view for your visit.
Ruidoso Condominiums:
More than just a room for the night; all units offer full sized kitchens, living rooms, fireplaces….all the comforts of your home. Choose from a wide variety of sizes and amenities, from the small intimate get away to the large gathering spot complete with pool tables, game rooms and outdoor pool. We can group units together in the same area to serve over 100 people.
